Glenn Armstrong
Glenn is 50 years old and a property millionaire. His personal portfolio of 192 properties is worth over £30 million, and believe it or not this portfolio was built up from nothing in just 3.5 years!
Glenn has gone on to share his knowledge and the methodology of his success with would-be investors in the UK and abroad so that they too can achieve their dream of becoming truly financially free. Over 30 of Glenn's mentees are now equity millionaires in their own right.
Before becoming a property millionaire Glenn qualified as a mechanical design engineer then left where he was working to set up a mobile video library, which he built up into 15 video shops, and later sold for £1.5million in 1989.
Glenn has also in the past developed a mail order computer game company which within three years was worth over £12million.
It was June 2004 when Glenn turned his entrepreneurial attentions to property. His very first deal showed him that that there was serious money to be made if you knew what you were doing. Glenn's first deal was well below market value and was a "perfect" deal; he negotiated on a property worth £60k and bought it for £30k renting it back to the owner who still leases off him to this day!
Glenn's Top Tips for Would-Be Property Investors are:
Buy in the right area - a maximum of 1 hour from where you live so as to avoid a scatter gun approach. Don't get carried away on buy-to-let refurbishments, examine your target market and do the refurbishments in accordance with this market rather than your personal tastes. Choose your buying criteria and stick to it, focus on your cash flow and not capital appreciation.

John Paul - The LHA Expert
John Paul is a full time Property professional, who has built up a sizable portfolio of high cash-flowing properties for himself using LHA strategies.
He has also helped many other Investors to significantly improve their bottom line on the properties he manages for them, using these strategies.
He is Managing Director of The Castledene Group, which is a property based group of companies located in the North East of England
He started property investing in May 2004 when, probably a bit like everyone else, he saw a good opportunity and went for it. He quickly built up a portfolio of 50 properties of mostly terraced houses, which he primarily rented to private tenants, not really caring for what were then termed DSS tenants.
Then on April 7th 2008 all that changed. The LHA scheme was rolled out nationally and his properties were ideal for LHA Tenants. Where he had been getting rents of £300 – £350 for 2/3 bedroom properties, he was now able to get a minimum of £390 and up to £500 pcm under the new LHA scheme.
The only catch was, like most other Investors, he didn’t know anything about LHA.
But he did see LHA as a huge opportunity, and set about creating systemised policies and procedures that the Castledene business could use to get all LHA payments made directly, and then use that as a selling point to attract other Landlords to use him to handle their properties.
Within 20 months of establishing Castledene Property Management, in August 2008, his company is looking after over 1000 properties, and have a further 2 branches planned for the end of 2010. They have a 97.9% rate of getting paid direct from the Local Authorities!

Rohan Weerasinghe
Rohan Weerasinghe (44) was thirteen years of age when his father died of multiple strokes and a heart attack in his mid forties, leaving his mother to look after her three sons. Rohan was the eldest of the three boys and although he did not consciously realise it at the time, he took on an emotional responsibility to work as hard as he could so that ‘one day he could help his mum out financially’.
With his mother’s support and working in summer holidays, sometimes both night and day shifts, Rohan studied hard for 10 years and emerged from University with a PhD in Civil Engineering. By 1998, Rohan had developed a growing desire to break free the traditional channels of employment and become an independent consultant, enabling him to create a greater income and more freedom.
However, it took another three years before Rohan started on his true path towards building financial security and multiple sources of income. He points out that he simply kept putting off taking action and allowed himself to get distracted. Now as an international professional speaker Rohan is passionate and very direct about reminding people not to make the same mistake he made: “Don’t wait for the time to be perfect, it never will be so have the courage to re-educate yourself in the subjects or Wealth Creation, Stocks and Shares, Property or Entrepreneurship, whichever vehicle inspires you – but whatever you do, don’t wait, your life is too short!”.
Finally in 2002, Rohan and his business partner Raj Deb attended a three-day property course. Within twelve months of this first three-day course, and starting with virtually no money, Rohan and Raj had purchased over 35 properties and the portfolio continued to grow across the whole of the UK (and even included trading some properties in the USA). Around the same time, Rohan also started applying the knowledge he had learnt on trading the stock market; all this in the space of just a few years.
Rohan smiles when asked about his new education: “I spent nine years within conventional education to earn my PhD only to start on an income of £16,000 per year. Within a year of my first three-day Basic Training course on property with Tigrent Learning UK, we were able to make the same amount on just one property deal. People told me ‘I had been ripped off’ when I paid for my property courses and these were people who were unhappy with their current jobs or careers. I just wish they had shared the vision and courage to ignore the crowd because most of those very same people are still doing what they were doing seven years ago when they said ‘I was crazy’’.
Developing a multi-million pound property portfolio gave Rohan the chance to share his knowledge and skills with other. HMO Daddy - Jim Haliburton
Jim Haliburton began buying property in 1992 and letting them to students, organising or doing the work on the property himself. The tenants/students all came from the College where Jim worked as a lecturer.
In July 2003 Jim left his job as a College Lecturer and decided to invest in property full time. At that point he set himself a target to purchase a further 50 properties before the buy-to-let boom finished. In the end it took him 18 months, and though prices have stopped rising as fast, the lenders still seem keen to lend and there seems no end to the interest in buy-to-let.
Jim now owns over 98 HMO's / Multi-Lets with over 500 tenants. On top of this he has about 20 houses and flats which are let as single-lets plus several development projects in progress. He keeps on telling himself to stop buying property and consolidate his position, but anybody in the property business will know how difficult it is to stop buying once you have started.
Having left his post as Lecturer, he needed a teaching outlet so began holding small workshops for property investors interested in the HMO side of the business.

Matthew Moody - Matthew is a full-time professional property investor and entrepreneur.
He lives with his wife Rebecca, and children Callum and Amelia in Northamptonshire and is passionate about property, business and marketing. He is always keen to dispel the myths of property investing, tell it like it is and stir up a bit of controversy.

Paul Galbraith
Paul is a full-time property investor and developer who over the last 7 years has built an extensive portfolio of residential property in Leeds, West Yorkshire.
Paul bought his first property at age 19, with no savings, without telling his parents, funding everything 100% off his own back by holding down 4 jobs & a full time degree at University (BA Hons in Jazz Studies) – buying a house made sense as he had to self-fund his education without the ‘bank of mum & dad’. By age 22 he’d single handily bought & refurbished 5 houses ‘on foot’ – his time was spent walking around the area where he lives with a rucksack full of tools doing the maintenance on his houses & carrying beds on his back several miles from one property to another. Declan Metcalfe
Declan Metcalfe started his marketing career in KP FOODS after leaving the Army. During his time there he worked across a number of crisp and snack brands predominately Disco, Frisps and Roysters. In 1997 he was instrumental in taking KP Foods online, developing consumer websites for a number of key brands including Brannigans, McCoys and Discos. These included a number of world first including the a hand drawn flash website for Brannigans pub guide. Declan began working agency side, initially with Leighton Media based in Sunderland where he was responsible for delivering a number of public and private sector digital marketing projects before heading up their small business solutions team. Dave Nicholson - Northumbria Police
Dave has been with Northumbria Police for the past 26 years and has experience in Criminal Investigation, Child Protection, Cold Case Review, Professional Standards, Civil Disclosure, Information Compliance and Force Problem Solving Manager.
His current role as Force Drug Coordinator involves developing partnerships, turning strategy into action to reduce the harm caused by drugs to individuals, families and the community.
He is a keen clays shooter and has competed in the World Championships and finished runner-up in his class in the English Open. He is now turning his skill to coaching.
